Seattle-based Redfin has released its list of the 10 hottest neighborhoods for 2015, and if you live in the Seattle area, well, you should know that it’s all about Woodridge.

Where is Woodridge, you might ask? It’s east of West Bellevue and the I-405 on the East Side.

Redfin reports that overall there are more houses on the market, but price is still a top concern. As a result, they predict that more buyers will give up on popular ZIP codes to focus on value and convenience. “The neighborhoods that are going to be the most popular this year aren’t suburban, but they aren’t quite urban either,” Redfin reports. “They’re in a sweet spot where affordability and convenience overlap.”

Redfin says its predictions have been pretty right on. Of the 10 neighborhoods they pinpointed last year, eight delivered on the hotness scale. The company used a similar system to predict this year’s big winners, the ones with the “biggest increase in pageviews and favorites on Redfin.com, as well as the prevalence of Redfin Hot Homes in each neighborhood,” the company states, surveying 135 neighborhoods in 27 cities to come up with the results. They also interviewed local agents to weigh which ‘hoods were hot or not.
